What is polished concrete, and how is it different from a coating?
Polished concrete is a mechanically refined concrete floor created by grinding the surface with progressively finer diamond tooling, then hardening it with a chemical densifier, and finally polishing to the selected sheen level. A coating is a layer of resin (epoxy, polyurea, polyaspartic, or urethane) applied on top of the slab. Polished concrete works with the slab you have. A coating sits on top of it. Different systems, different failure modes, different maintenance programs.

How much does polished concrete cost?
Pricing depends on slab condition, the sheen level and aggregate exposure selected, square footage, the layout of the space, and how many grinding stages are required. Most polished concrete projects fall in the mid-range commercial flooring price point. The longer-term cost calculation matters more. Polished concrete typically holds up well over the life of the floor because there are no recoating, replacement, or wax cycles. What sheen and aggregate exposure should I choose?
Sheen has three levels: satin (low reflection, industrial feel), semi-gloss (balanced, most common in commercial spaces), and high gloss (maximum reflection, modern look). Aggregate exposure also has three levels: cream (minimal grinding, smooth and subtle), salt and pepper (light aggregate exposure), and full aggregate (heavier grind that exposes the stone in the slab). The right combination depends on your slab’s existing condition, the lighting in the space, and the look you want. We walk you through samples before we start grinding.

Is polished concrete slippery?
No, when finished correctly. Polished concrete reads as glossy because of the mechanical refinement, but the surface is smooth without being slick. Properly finished polished concrete maintains good slip resistance in dry interior environments. If the floor will be exposed to standing water, oil, or other liquids regularly, we discuss whether polished concrete is appropriate or whether a coating with slip-resistant additives would be a better choice.

How long does polished concrete last?
Decades, when maintained properly. Because polished concrete hardens the slab itself rather than relying on a surface film, there is nothing to peel, nothing to recoat, and nothing to delaminate. Routine dust mopping and periodic burnishing in high-traffic areas keep the floor performing. Polished concrete in well-maintained commercial spaces often outlasts every other flooring system in the building.

When is polished concrete NOT the right system?
If your slab needs moisture mitigation, you need chemical resistance, you want custom color, or you need aggressive slip-resistant texture, polished concrete is not the right system.
