What is a flake floor coating system?
A flake floor is a multi-layer resinous coating system built on top of a prepared concrete slab. It uses a base coat (epoxy, polyurea, or polyaspartic), a layer of decorative flake chips broadcast across the wet base, and a clear top coat that locks the flakes in and creates the wear surface. The look comes from the flakes. The performance comes from the chemistry and the application.

How much does a flake floor cost?
Pricing depends on square footage, the existing slab condition, the prep work required, the resin system selected (epoxy, polyurea, polyaspartic, or a combination), the flake size and color blend, and whether your slab needs a moisture vapor barrier. Two flake floors with the same square footage can price out very differently because of these variables. How long does a flake floor project take?
Timeline depends on the system. A polyaspartic flake floor can often be applied and walked on within 24 hours. An epoxy-based flake system typically takes longer because of cure times. What is the difference between a DIY flake kit and a professionally applied flake floor?
DIY flake kits use thin, low-solids coatings, minimal prep, and one-size-fits-all chemistry. Professional flake systems use high-build industrial-grade resins, mechanical surface preparation (diamond grinding or shot blasting), and chemistry chosen for the slab. DIY kits typically do not fail immediately. They fail just late enough to be frustrating and expensive, usually because prep and chemistry limitations catch up to the floor within a year or two.

How long does a flake floor last?
A professionally applied flake floor in a residential garage commonly lasts 10 to 20 years with reasonable care. Service life depends on the resin system, the prep quality, the level of traffic, and whether moisture issues in the slab were addressed during the original coating. A flake floor built on the wrong chemistry for the conditions will fail much sooner regardless of how it looks on day one.

What flake size should I choose, and does it matter?
We offer 1/4-inch, 1/8-inch, and 1/16-inch flake sizes plus custom color blends. Flake size affects appearance and texture. Larger flakes (1/4-inch) read more decorative and have more visual depth. Smaller flakes (1/16-inch) create a tighter, more uniform look. We walk you through the options during your estimate based on the space, the lighting, and the look you want.

Does my floor need a moisture vapor barrier?
Some slabs do, some do not. Older slabs, basement slabs, and slabs without proper vapor barriers underneath are at higher risk for moisture issues that cause flake floors to bubble, peel, or delaminate. We test for moisture during the estimate and recommend an MVB epoxy layer when the slab needs one. Skipping moisture mitigation is one of the most common reasons flake floors fail.
