What is a grind and clear concrete floor?
A grind and clear concrete floor is a mechanically ground slab sealed with one or more clear protective coatings. The grinding opens and levels the concrete surface. The clear coat seals it, controls dust, and protects against wear. It is not polished concrete. There is no progressive grinding through diamond grits, and no chemical densification. What you get is the natural look of your slab with the protection, sheen, and slip resistance you choose.

How much does a grind and clear floor cost?
Pricing depends on square footage, slab condition, the level of grind required, the clear coating system selected (penetrating sealer, water-based, high-solids, or urethane hybrid), the sheen level, and any slip-resistance additives. Grind and clear systems are typically less expensive per square foot than full polished concrete because the process is shorter. How is grind and clear different from polished concrete?
Polished concrete uses progressive diamond grinding through finer and finer grits, plus chemical densification, to create gloss in the slab itself. Grind and clear systems do not. They use a single grind level and rely on the clear coating for protection and sheen. Polished concrete typically takes longer and costs more. Grind and clear is faster, more flexible on chemistry, and easier to recoat down the road. Polished concrete is harder to refresh once it dulls.

How long does a grind and clear project take?
Timeline depends on slab size, slab condition, the level of grinding required, and the cure time of the clear coating selected. Water-based systems cure faster than high-solids urethanes. Most grind and clear projects move faster than full polished concrete because there are fewer grinding passes. We walk you through the schedule during your estimate so your operations can plan around it.

How long does a grind and clear floor last?
Service life depends on the clear coating selected, the level of traffic the floor sees, and the maintenance program. Penetrating sealers last different lengths of time than high-solids urethane coatings. A well-built grind and clear floor in a low-traffic showroom can last well over a decade. The same floor under heavy forklift traffic in a warehouse may need recoating sooner. The system is designed to be recoated without full removal.

When is a grind and clear floor NOT the right system?
If you need maximum coating build, custom color, or you need to conceal a damaged or stained slab, grind and clear is not the right system. Resinous broadcast systems (flake, quartz, or solid color) cover the slab. Grind and clear preserves the look of the slab. If the slab itself looks bad and you want it to disappear under the floor, you want a different system. We will tell you that during the estimate.

Can I recoat a grind and clear floor down the road?
Yes. One of the strengths of a grind and clear system is that the wear coat can be refreshed without grinding back to bare concrete. When the existing clear coat begins to wear, we clean and prep the surface, then apply a new coat. The recoat schedule depends on your traffic level and the original chemistry. We build a recoat plan into the original estimate.
