Polished Concrete Floors in Kansas City, KS/MO and the Surrounding Metro

Polished concrete is not a coating. There is no film on top of the slab, no layer to peel, and no topcoat that needs reapplying. The system mechanically grinds, chemically hardens, and polishes the existing slab into a dense, reflective floor that lasts for decades. The durability comes from the slab itself, not from anything sitting on top of it.

Whether you operate a warehouse, manufacturing facility, retail showroom, school, church, office, or finished basement in Kansas City, Overland Park, Lenexa, Olathe, Lee’s Summit, or Lawrence, KS, Select Coatings polishes concrete when the slab is structurally sound and the goal is a long-term floor that does not need to be replaced or recoated.

What Polished Concrete Gives You

Polished concrete works with the slab you already have. The system grinds, hardens, and polishes the existing surface instead of layering something on top. The result is a floor with no films to peel, no coatings to recoat, and no waxes to reapply. Done right, it performs for decades.

Here’s what polished concrete gives you:

Chemical densification strengthens the concrete itself, so the floor gets harder, denser, and more wear-resistant over time without relying on a coating that can fail.

Nothing on top of the slab to delaminate, blister, or wear off, which means no recoating cycles or topcoat replacement costs over the life of the floor.

Pick the reflectivity that fits your space. Satin reads industrial. Semi-gloss balances both. High gloss creates the modern, mirror-like finish common in retail and showrooms.

The grind depth controls how much aggregate shows. Cream stays smooth. Salt and pepper exposes flecks. Full reveals the stone within the slab for visual depth.

The polished surface bounces light back into the space, making interiors feel brighter and reducing how much artificial lighting your facility needs to feel well-lit.

Polished concrete reads glossy without being slick. The mechanical refinement creates a smooth surface that maintains traction in dry interior environments without becoming a slip hazard.

The densified surface stops the constant concrete dust that bare slabs produce, keeping equipment, inventory, and air cleaner across warehouses, manufacturing, and commercial environments daily.

No waxes to apply, no topcoats to recoat, no seams to seal. The floor maintains itself with routine cleaning, which keeps annual floor care costs low over the life of the space.

Daily floor care is dust mopping and neutral pH cleaning. No specialized chemicals, no scrubbing grout lines, no waxing cycles, and no burnishing equipment required regularly.

Polished concrete in well-maintained commercial spaces commonly outlasts every other flooring system in the building, often performing for 20 years or more without restoration.

Get the Facts: Polished Concrete FAQs

Facility managers, business owners, and homeowners across the Kansas City Metro asked these questions about polished concrete. Here are the answers.

Polished concrete is a mechanically refined concrete floor created by grinding the surface with progressively finer diamond tooling, then hardening it with a chemical densifier, and finally polishing to the selected sheen level. A coating is a layer of resin (epoxy, polyurea, polyaspartic, or urethane) applied on top of the slab. Polished concrete works with the slab you have. A coating sits on top of it. Different systems, different failure modes, different maintenance programs.

Pricing depends on slab condition, the sheen level and aggregate exposure selected, square footage, the layout of the space, and how many grinding stages are required. Most polished concrete projects fall in the mid-range commercial flooring price point. The longer-term cost calculation matters more. Polished concrete typically holds up well over the life of the floor because there are no recoating, replacement, or wax cycles. Select Coatings provides free onsite estimates so you have specific numbers tied to your project.

Sheen has three levels: satin (low reflection, industrial feel), semi-gloss (balanced, most common in commercial spaces), and high gloss (maximum reflection, modern look). Aggregate exposure also has three levels: cream (minimal grinding, smooth and subtle), salt and pepper (light aggregate exposure), and full aggregate (heavier grind that exposes the stone in the slab). The right combination depends on your slab’s existing condition, the lighting in the space, and the look you want. We walk you through samples before we start grinding.

No, when finished correctly. Polished concrete reads as glossy because of the mechanical refinement, but the surface is smooth without being slick. Properly finished polished concrete maintains good slip resistance in dry interior environments. If the floor will be exposed to standing water, oil, or other liquids regularly, we discuss whether polished concrete is appropriate or whether a coating with slip-resistant additives would be a better choice.

Decades, when maintained properly. Because polished concrete hardens the slab itself rather than relying on a surface film, there is nothing to peel, nothing to recoat, and nothing to delaminate. Routine dust mopping and periodic burnishing in high-traffic areas keep the floor performing. Polished concrete in well-maintained commercial spaces often outlasts every other flooring system in the building.

If your slab needs moisture mitigation, you need chemical resistance, you want custom color, or you need aggressive slip-resistant texture, polished concrete is not the right system. Coatings exist for those use cases. We offer both. Part of our scoping process is recommending the system that actually fits your space, not just what is easiest to spec. We will tell you up front if polished concrete is the wrong call for your project.

Routine dust mopping and neutral pH cleaning. No waxes, no sealers to reapply, no topical coatings to refresh. High-traffic areas may benefit from periodic burnishing to maintain the sheen. We walk you through the maintenance program during your estimate so you know what to expect from day one.
